Homes Sat For Months Last Year. This Time They Didn't.

Across Greensboro, Madison and Eatonton over the twelve weeks ending September 6, 2026, homes moved faster than they did a year earlier, though not every market got there the same way.

If you sold last year and watched your house sit for three months with barely a showing, you probably assumed that was just how it goes now. It isn't, not this time.

Across the territory, the median days on market over the twelve weeks ending September 6, 2026 came in at 92 days. A year earlier, over the same twelve-week stretch, it was 108.5 days. That's more than two weeks shaved off the wait, and it shows up almost everywhere you look.

Eatonton is the clearest case. A year ago, homes there were sitting a median of 103.5 days before going under contract. This period, that number is 77.5 days. That's the sharpest turnaround anywhere in the territory, and it's not a small sample fluke: it held up across well over a hundred sales on each side of the comparison.

Greensboro tells a slower version of the same story. Homes there took a median of 115 days to sell this period, still the longest wait of the three markets, though it's moving the same direction as the rest of the territory.

Madison moved fastest of all. Homes there took a median of just 73 days to sell this period, the shortest wait anywhere in the territory.

Here's the part that keeps this from being a simple win-win story. In Eatonton, where homes are selling quicker than they have in a year, the median sale price is down about 13% year over year, to $385,000.

Every other market moved the other way on price. Greensboro's median sale price is up about 7% year over year this period.

Madison's median sale price is up close to 12% year over year this period.

Eatonton sold faster, and it sold for less. That's not a contradiction, it's just the honest shape of one market inside a territory that otherwise leaned the other direction on price.

Territory-wide, the median sold price over this period was $570,950. That figure sits above what any single one of these three markets posted on its own, because it blends higher-priced sales alongside the lower ones, so read it as a territory-level number, not a stand-in for any one town.

What does a faster market actually look like on a Saturday? Fewer weekends of open houses with nobody through the door. An offer inside a normal window instead of a long, quiet wait for interest to show up. For a seller who has been putting off listing because last year's timeline scared them, that wait has gotten meaningfully shorter, especially in Eatonton.

For a buyer, it means less room to sit on a decision. A house that might have lingered for three months last year is more likely to be gone, or under contract, within a couple months this time. That matters most in Eatonton and Madison, where the pace picked up the most.

What would change this read is whether the pace holds through the next period. The territory-wide move from 108.5 days to 92 days is real, but it's a narrower gap statistically than Eatonton's own swing, so the next twelve weeks will say more about whether this is a lasting shift or a good stretch. Watch whether days on market keeps falling or drifts back up, especially outside Eatonton.
