Greensboro homes are taking longer to sell, even with steady buyer activity

Here is the number that changes what sellers need to do right now. The Real Estate Data Aggregator counted a median of 107 days on market in ZIP 30642 for the three months ending August 31, 2026. That is 43 days longer than the same period in 2025. Forty-three days. That is not a small shift. It means a home that used to find a buyer in about two months now takes closer to three and a half.

Before you read that as bad news, look at what else the Real Estate Data Aggregator counted. Greensboro saw 137 homes sold in the same period, up 4.6% from a year before. Buyers are here. They are not gone. They are just taking their time, and rates are a big reason why.

Realtor.com put the 30-year fixed mortgage rate at 7.40% as of October 8, 2026. CNBC reported the average contract rate for 30-year fixed loans with conforming balances climbed to 7.49% the week of October 7, 2026. At that level, buyers are doing more math before they commit. That is not a surprise. It does mean they are not going to overpay, and the numbers back that up.

Prices dipped, and buyers know it

The Real Estate Data Aggregator put the median sale price in ZIP 30642 at $848,000 for the three months ending August 31, 2026. That is down 6.6% from the same period in 2025. Prices did pull back. That is worth saying plainly. At the same time, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026 nationally. Greensboro moved in a different direction than the national average this period.

The sale-to-list ratio tells the same story. The Real Estate Data Aggregator counted an average of 95.5% of list price at sale, down 1.1 points from a year before. Sellers are getting close to asking, but not over it. Only 1.5% of homes sold above list price, down 7.7 points from a year before. That is a real change. Bidding wars are rare right now.

More homes to choose from, fewer going fast

The Real Estate Data Aggregator counted 280 homes for sale in ZIP 30642 during the three months ending August 31, 2026, up 5.3% from a year before. More inventory means buyers have options. That shifts some leverage their way. Realtor.com reported that nationally, active listings grew 5.5% year-over-year and topped 1.16 million homes. Greensboro's inventory growth fits that same national pattern.

The share of homes going under contract within two weeks of listing dropped to 7.3%, down 10.2 points from a year before, according to the Real Estate Data Aggregator. That is a big move. Quick sales are the exception now, not the rule. Sellers who price carefully and present well are still finding buyers. They just need to plan for a longer runway.

Realtor.com also noted that nationally, price cuts hit 20.8% of listings in September, the highest since October 2022. That is a national figure, not a Greensboro one. But it shows sellers across the country are adjusting, and Greensboro's own numbers suggest the same pressure is real here too.

What this means if you are selling

A 107-day median is a signal. It says buyers are comparing carefully before they commit. Homes priced right for today, not for last year, are the ones moving. The 6.3 months of supply the Real Estate Data Aggregator counted sits right at the line between a balanced market and one that favors buyers. You have not lost your footing. But you do need a clear-eyed price from the start.

What this means if you are buying

Rates at 7.40%, per Realtor.com, are real. They affect what you can afford and what makes sense. But more inventory and longer days on market give you something you did not have last year: time to think and room to ask. The data shows sellers are meeting buyers closer to list, not over it. That is a different conversation than 2025.
