Greensboro buyers have more room to negotiate now
The number that changes things: the Real Estate Data Aggregator counted a median of 89 days on market in ZIP 30642 for the three months ending July 31, 2026. That is 35 days longer than the same stretch in 2025. More time on market means more room for buyers to ask questions, request repairs and push on price.
That shift in pace shows up in the sale price numbers too. The Real Estate Data Aggregator found homes sold at 95.4% of list price on average, down 1.2 points from a year before. Only 3.9% of homes sold above list, down 4.2 points from 2025. A year ago, overbidding was common. Right now it is the exception.
This is not just a Greensboro story. Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. Mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. That combination is slowing decisions everywhere, and Greensboro is feeling it too.
The market is still moving, just differently
Here is what keeps this from being a gloomy story. The Real Estate Data Aggregator counted 153 homes sold in ZIP 30642 during those same three months, up 24.4% from 2025. Pending sales came in at 151, up 6.3% from a year before. Buyers are still buying. They are just taking more time and paying a little less.
The median sale price in ZIP 30642 was $900,000 for the three months ending July 31, 2026, down 4.7% from a year before. That dip matters if you are pricing a home right now. Sellers who price to where the market is, not where it was, are the ones showing up in that sold column.
Supply held steady, which keeps the pressure real
The Real Estate Data Aggregator showed 264 homes for sale in ZIP 30642, unchanged from a year ago. New listings actually fell 10.6%, to 161. Months of supply came in at 5.3, down 1.3 months from 2025. So inventory is not flooding in. Buyers have choices, but not an endless shelf.
For buyers, 5.3 months of supply is meaningful breathing room. For sellers, it means the right price still gets a deal done. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The national floor is holding. Greensboro just has its own rhythm right now.
