DOTW sales rose even with mortgage rates above 7%
Freddie Mac put the 30-year fixed rate at 7.03% as of September 24, 2026. That is a real cost. Yet the Real Estate Data Aggregator counted 333 homes sold across DOTW in the three months ending July 31, 2026, up 15.2% from the same months a year before. Demand did not disappear. It shifted.
The Real Estate Data Aggregator also counted 332 pending sales across DOTW, up 6.4%. That pipeline tells the same story. People are signing contracts even at today's rates.
The rate reality
Freddie Mac reported the 15-year fixed rate at 6.42% as of September 24, 2026. Neither rate is low. Still, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Buyers are accepting the cost and moving anyway.
Nationally, Realtor.com reported that 20.4% of listings saw a price cut in August 2026. That is a reminder: buyers at these rates are choosy. Price and condition still matter.

ZIP 30650: prices up, inventory tight
The Real Estate Data Aggregator put the median sale price in ZIP 30650 at $520,000, up 7.2% from a year before. Sales jumped 31.6%. Homes for sale fell 33.3%, to just 64. Months of supply dropped 3.8 months, landing at 3.9. That is a tight market. Homes here spent a median of 70 days on market, 10 days shorter than a year before.
One honest note: the share of homes selling above list fell 6.5 points, to 4%. Sellers in 30650 are still doing well, but bidding wars are less common than they were.
ZIP 30642: more sales, but homes are sitting longer
The Real Estate Data Aggregator counted 153 homes sold in ZIP 30642, up 24.4%. The median sale price was $900,000, down 4.7% from a year before. More supply is part of the reason. Homes for sale held steady at 264, and months of supply sits at 5.3. Median days on market rose 35 days, to 89. Buyers here have more choices, and they are taking their time.
The share of homes going under contract within two weeks fell 8.5 points, to 12.6%. That is a signal for sellers: pricing needs to be sharp from day one.
ZIP 31024: more listings, modest price gains
The Real Estate Data Aggregator put the median sale price in ZIP 31024 at $430,000, up 1.9%. New listings rose 24.8%, to 176. Homes for sale grew 17.5%, to 269. Months of supply is 6.3, up 0.8 months. That is the most supply of the three ZIPs. Homes spent a median of 76 days on market, 6 days shorter than a year before.
One bright spot: 12.3% of homes sold above list price, up 6 points. The right home, priced right, still draws competition here.
What this means for you
Sales are up across all three ZIPs. That is real. But the conditions inside each ZIP are different. ZIP 30650 is tight and moving faster. ZIP 30642 has more supply and longer waits. ZIP 31024 sits in between, with growing inventory but some homes still drawing offers above list.
The Federal Housing Finance Agency reported U.S. house prices rose 0.3% from the previous month in July, seasonally adjusted. The broader trend is still upward, even if slowly.
